Exclusive Use Rates (USD per night)

  • Main House (lounge, dining & terrace) – Up to 6 adults: $800

  • Main House + Kids Loft – Up to 6 adults + 3 children: $900

  • Tonio’s Studios (excluding Garden Lofts): $600

  • Full Estate (Main House + Studios + Cottage) – Up to 18 adults + 3 children: $2,700

  • Accommodation rates are on a bed & breakfast basis.
  • Children under 8 years are not permitted unless the property is booked on an exclusive-use basis.
  • Rates are inclusive of government taxes, service charge, and catering levy.
  • Proof of East African residency is required at the time of booking.

Payment Terms:

  • A non-refundable 20% deposit is required to confirm the reservation.
  • Full payment must be made at least 30 days prior to check-in.
  • Cancellations made within 13 days of arrival will incur 100% cancellation fees.
